RERA means Real Estate Regulation and Development Act, 2016. It was made because too many builders delayed projects and cheated buyers. Now the law protects you.
How RERA helps a plot buyer:
- No False Ads: Every brochure, website, and ad must carry the RERA number. If they don’t show it, it’s a red flag.
- Money Safety: 70% of your money goes into a separate bank account. Builder cannot use it for other projects. This stops fund diversion.
- Carpet Area Clarity: Price must be based on carpet area, not super built-up area. You pay for what you actually get.
- Timely Delivery: Builder must mention delivery date. If delayed, you get interest or can exit with full refund.
- No Plan Changes: Layout, amenities, and plot size cannot change without 2/3 buyer consent.
- 5 Year Warranty: Any structural defect in 5 years must be fixed by the developer for free.
How to check: Go to your state RERA website → “Registered Projects” → Enter project name or RERA ID. You’ll see approval status, litigation, and completion date.
